Digital marketing proficiency (FB/Meta ads, Marketplace, portals, lead management/CRM)
High integrity and compliance mindset (anti-fraud, transparent commissions, proper disclosures)

PRC-licensed Real Estate Appraiser (REA)
Must hold a valid Certificate of Registration and PRC Professional Identification Card
with Private Appraiser Bond
Can produce a proper written appraisal report

Experience: 2–5+ years in property management (residential, commercial, or mixed-use)
Philippine leasing know-how: Proven experience handling contracts/leases, renewals, and tenant relations
Collections & billing: Strong track record in rent collection, arrears management, and reconciliation
Maintenance coordination: Can manage repairs, preventive maintenance, contractors, and turnaround timelines.
Vendor management: Can source, evaluate, negotiate, and monitor service providers; can enforce SLAs
Financial capability: Can prepare monthly reports, basic budgeting, OPEX tracking, and cashflow summaries
Compliance awareness: Familiar with local permits/requirements, basic building rules, and documentation control
Systems proficiency: Comfortable with Excel/Google Sheets, property management tools, and report templates
Communication: Professional client-facing communication; can de-escalate complaints and protect owner interests
Integrity & confidentiality: Clean record, trustworthy with cash handling and sensitive documents
Mobility: Willing to do site visits; valid driver’s license is a plus (depending on portfolio size)
